Real estate financial modeling in Vancouver

Real estate financial models for Vancouver developers, investors and asset managers: development pro formas, acquisition and underwriting models and LP/GP waterfalls, built to secure financing, justify value and give investors confidence.

When a model is needed

Six moments a real estate model decides

In real estate, the model is how a project gets approved, financed and presented to investors. It has to be right before the land is bought or the first cheque is written.

Evaluating a site

Residual land value, density scenarios and the returns a site can support before an offer is made.

Underwriting an acquisition

Income, expenses, financing and exit for an income-producing property, tested against the asking price.

Securing construction financing

A pro forma and cash flow schedule a construction lender can underwrite, with costs, timing and presale assumptions made explicit.

Raising equity from investors

LP/GP terms, preferred returns and promote structures modeled clearly, with investor-ready outputs.

Rental or condominium

Build-to-rent and strata scenarios compared on returns, financing and risk.

Reporting to investors

Models that track actual performance against the original underwriting, project by project.

What drives the numbers in Vancouver real estate

Vancouver’s real estate market is competitive and capital-intensive. Land is expensive and scarce, approvals take time, and most projects are financed by a combination of construction lenders, private lenders, investor equity and, for condominiums, buyer presales.

We work with developers, investors and the lenders who finance them, and build models in the form those lenders and investors expect. That helps clients move quickly and decide on numbers they can rely on.

Read our guide to project finance.

Presales and construction financing

Condominium projects here typically rely on presales to secure construction financing. The model has to show the presale level a lender will need, the deposit structure and what happens to returns if absorption slows.

Development charges and approvals

Development cost charges, community amenity contributions and the time needed to rezone or obtain a permit can move a pro forma significantly. They belong in the model as explicit, testable assumptions.

Purpose-built rental

Rental projects are often financed with CMHC-insured debt, which changes leverage, amortization and returns compared with a conventional loan. The comparison with a strata exit should be made on the same basis.

Joint ventures and syndicates

Many projects bring together a landowner, a developer and private investors. Clear waterfall and promote mechanics, modeled before the agreement is signed, prevent disputes later.

Our view

The model is the deal

In real estate, the model is where the land price, the financing and the investor terms meet. If its assumptions are hidden or optimistic, the problem surfaces later, when it is most expensive to fix.

We build models that make every key assumption visible and testable, from cap rates and construction costs to lease-up and presales, so developers, lenders and investors can agree on the same numbers.
